Key Decision: Price the Whole Facade Package

A useful sintered stone facade budget is the cost per net installed square metre for a defined panel system and scope—not the slab price multiplied by the elevation area. In the worked 1,200 m² Dubai example below, current public market anchors plus stated project allowances produce a budget of approximately $325,306, or $271 per net installed m², before any irrecoverable VAT. Raw slab material accounts for $42,240, about 13% of that total.

This is an illustrative buyer model, not a Funtek quotation or a universal rate. Its value is that every input can be replaced with a supplier, consultant, freight-forwarder or installer quote without changing the calculation structure.

What Current Market Prices Can—and Cannot—Tell You

Published prices are useful when their geography, system and inclusions are visible. They become misleading when a material-only offer is compared with a fabricated package, or when a direct construction cost is compared with a turnkey facade contract containing access, preliminaries and risk.

The exterior cladding cost source supplied for this article correctly identifies anchors, fabrication, transport and installation as separate cost drivers. Its dollar ranges are not used as a universal price here because the market, panel system and quote boundary are not consistent enough for that purpose.

Public benchmark Published price What it includes How a buyer should use it
Alibaba 6 mm slab listing $30/m² at ≥1,000 m² One 3,200 × 1,600 × 6 mm product offer; fabrication, system, freight and installation are outside the listing Use only as a dated material anchor. Verify the exact product, finish, batch, exterior evidence and commercial terms.
CYPE Spain, GRESPANIA system €111.40/m² direct cost 10 mm ceramic panels, clip-fixed aluminum substructure, labour and 2% complementary direct cost Use as evidence that panels, substructure and labour carry separate values. It excludes insulation and special details and is not a 6 mm sintered stone quote.
Porcelanosa Facades $22–$27/ft² Vendor-stated total material approach including raw panels, fabrication, girt system, waste/yield, returns and shop drawings Use the six-category scope logic. Treat the 2022 US vendor rate as a historical, system-specific reference.
BCIS UK cladding data £300–£350/m² for rainscreen in two analyzed projects Rebased 4Q2020 cladding area cost; excludes fire-stopping, flashings and preliminaries Use it to see how associated works move the total. The same article reports £800–£1,100/m² after all associated remediation works and preliminaries.

The figures are not competing answers to one question. They are different products, markets and cost boundaries. A quote-normalization method such as the one described by Rate QS starts by separating the facing, subframe, insulation and membranes, cavity barriers, flashings, access and preliminaries before comparing rates.

A low rate is not a saving until panel system, measured area, fabrication, interfaces, logistics, access and exclusions match the other bids.

A completed large-format panel facade shows why the budget must follow the full elevation, joint grid, openings and corner returns—not only the purchased slab area.

Worked Budget: A 1,200 m² Mid-Rise Facade in Dubai

The following hypothetical scenario demonstrates how a buyer can turn design information into a reviewable cost plan. It is intentionally specific enough to calculate and clearly labeled so it cannot be mistaken for a completed Funtek project or a live supplier quote.

Project basis

  • Net visible facade area: 1,200 m².
  • Building: six storeys, with a maximum working height of approximately 24 m.
  • Concept panel module: 750 × 1,500 mm, subject to final facade engineering.
  • Raw slab format: 1,600 × 3,200 × 6 mm, matte finish.
  • System concept: mechanically fixed, cassette-backed ventilated facade with separate back frames, clips, rails, brackets and structural anchors.
  • Supply route: fabricated package from China to Jebel Ali, then delivery to a Dubai site.
  • Budget currency: USD; local AED allowances use 3.6725 AED per USD.

Compare the mechanically fixed facade system scope when deciding which panel, backing, subframe and installation items belong in the quotation.

Quantity and yield calculation

One concept panel covers 1.125 m². The elevation therefore needs 1,067 finished panels to cover at least 1,200 m². A 3% replacement/spare allowance adds 33 panels, producing a procurement quantity of 1,100.

Four 750 × 1,500 mm panels are nested on each 1,600 × 3,200 mm slab. The order therefore needs 275 raw slabs. At 5.12 m² each, purchased slab area is 1,408 m², and the net-area yield is 85.23%.

Net-area yield = 1,200 m² ÷ (275 slabs × 5.12 m²) = 85.23%
Cost line Quantity and rate used Amount (USD) Evidence state
6 mm raw slabs 1,408 m² × $30/m² $42,240 Current marketplace anchor; replace with the exact approved-product quote
Cutting, drilling, slots and edge preparation 1,408 m² × $14/m² $19,712 Project allowance pending drawing-based fabrication quote
Assembled aluminum back frames 1,100 panels × $28 $30,800 Project allowance pending back-frame design and bill of materials
Panel clips / hangers 1,100 panels × $12 $13,200 Project allowance pending fixing count and approved component
Rails, brackets and structural anchors 1,200 net m² × $32/m² $38,400 Project allowance pending structural calculation and substrate survey
Panel numbering and QC records 1,100 panels × $3 $3,300 Project allowance tied to final panel schedule
Elevation-sequenced packing 1,100 panels × $5 $5,500 Project allowance pending crate plan and site sequence
FOB fabricated package Subtotal before international logistics $153,152 Combination of one market anchor and disclosed allowances
Ocean freight 2 × 40GP at $5,625 midpoint $11,250 August 2026 China–UAE public lane midpoint; container count is a project assumption
Cargo insurance 0.6% of FOB package $919 Project allowance; policy terms control
UAE customs duty 5% of $165,321 modeled CIF value $8,266 Official base-tariff anchor; final HS split and trade remedies require broker confirmation
Destination handling, inland delivery and unloading Project lump-sum allowance $13,000 Replace with port, haulier, crane/forklift and site-handling quotes
Facade engineering and structural calculations Project lump-sum allowance $12,000 Replace with appointed consultant proposal
Visual / connection mock-up One project allowance $7,500 Does not include a full laboratory performance-test programme
Installation labour 1,200 m² × AED 150/m² $49,013 Selected near the high end of a current Dubai external-cladding labour range
Access equipment One month 26 m boom plus delivery/fuel allowance $8,000 Current equipment-rate anchor plus project allowances
Site consumables and local interfaces Project lump-sum allowance $12,000 Replace with approved sealants, membranes, flashings and minor-interface schedule
Contractor overhead and profit 10% of direct cost $27,510 Commercial assumption
Design-development contingency 7.5% after overhead and profit $22,696 Early-budget assumption; release as drawings and quotes mature
Illustrative project total $325,306 ÷ 1,200 net m² $271/m² Worked budget, not a quotation

At the official UAE standard rate, import VAT would create additional cash-flow exposure. Applying 5% to the modeled CIF value plus customs duty gives approximately $8,679 at import. It is not included in the project total because VAT recovery depends on the buyer's registration and transaction structure. The UAE Ministry of Finance confirms the standard 5% VAT rate; tax treatment should be checked by the importer.

In this scenario, $30/m² × 1,200 m² gives $36,000, while the complete worked budget is about nine times higher because the first multiplication prices neither purchased yield nor the facade package.

Panel Layout Controls Both Slab Spend and Component Count

A flat waste percentage hides two different effects. The first is purchased material area: slabs are bought in complete formats, so the nesting plan controls how much material is paid for. The second is finished panel count: smaller modules create more back frames, fixing points, labels, crate positions and installation operations even if visible area stays unchanged.

The 750 × 1,500 mm concept module produces 1,100 panels including spares and requires 275 slabs. If the facade geometry and engineering allowed a 790 × 1,590 mm module, four panels could still be nested on a 1,600 × 3,200 mm slab with a narrow cutting allowance. The model would fall to 985 panels and 247 slabs. Purchased slab area would decrease from 1,408 m² to 1,264.64 m², and the modeled material, fabrication, back-frame, clip, QC and packing lines would decrease by about $11,828.

That is a design-stage sensitivity, not a recommendation to use the larger module. Kerf, edge trimming, pattern direction, opening geometry, corner returns, handling limits and the approved fixing system may reject it. The detailed workflow belongs in the facade panel layout and elevation planning article.

Fabrication, Back Frames and Fixings Need Separate Prices

A fabrication quote should be built from the released panel schedule, not added as one unexplained percentage. For each panel type, request straight cutting, shaped cuts, holes, undercut drilling or rear grooves, exposed-edge finish, backing preparation, trial assembly and inspection as separate operations where they apply.

Public fabrication price lists demonstrate why the unit matters. SCL Fabrication lists standard cutting at £6.90 per linear metre and drip grooves at £11.35 per linear metre, while stating that bespoke and large-format work is priced from drawings. Those UK workshop rates are not used in the Dubai budget; they show why “fabrication per m²” can conceal the length and number of actual operations.

The same rule applies to the support package. In CYPE's defined Spanish system, ceramic facing is €45.44/m² and the aluminum substructure is a separate €23.10/m² before labour. A sintered stone package with assembled rear frames, concealed clips, rails, brackets and anchors is a different system, but the commercial lesson is the same: name the component family, material grade, coating, count, design responsibility and included fasteners.

Panel inspection connects the released schedule to cutting, drilling, edge preparation, backing components and the QC record used before packing.

Engineering and Mock-Ups Are Project Deliverables

Facade engineering converts the architectural panel layout into a load path. The calculation scope may include design wind actions, panel and fixing resistance, rail and bracket spacing, anchor capacity in the actual substrate, thermal movement, fixed and sliding points, tolerances, corrosion environment and interfaces at slabs, openings and corners. The $12,000 line in the worked model is a provisional sum until the appointed consultant defines that scope.

This is not an optional document line in markets that require design approval. Dubai Development Authority's final design approval service, for example, lists structural calculations and the structural model among the required submissions. The relevant authority, project category and engineer of record still determine the actual deliverables.

A visual mock-up confirms color, finish, joint width, corners, returns and workmanship. A performance mock-up adds a test specimen, chamber, governing test sequence, witnessing and re-test provisions. Current facade guidance warns against treating these as the same deliverable; the mock-up scope should state specimen build, testing, witness and re-test responsibility. The model includes one visual/connection mock-up, not a complete laboratory programme.

Numbering, QC and Packing Affect Site Productivity

Panel numbering is the connection between the elevation, fabrication file, QC record, crate and installation position. A useful quote states whether the supplier will issue a panel register, mark each finished unit, link hardware packs to the same code and provide packing lists by elevation or work sequence.

QC also needs two release decisions: one for the fabricated panel and one for the packing structure. Surface, dimensions, hole or groove positions, edge condition, frame assembly and panel code belong to the first. A-frame condition, restraints, edge protection, crate marking and photo records belong to the second.

Packing by installation sequence can cost more than bulk packing because it constrains crate optimization and adds data work. It may still reduce site handling if the receiving team can unload and stage the next elevation without opening unrelated crates. The Funtek exterior facade supply page identifies panel numbering, packing by elevation and international delivery as scope items that can be defined for a project.

Freight, Duty and Destination Handling Turn FOB Into Landed Cost

The worked model assumes two 40GP containers. That quantity must be verified from panel dimensions, back-frame assembly, rack geometry, payload, metal-component packing and the freight forwarder's acceptance plan; square metres alone do not determine container count.

For August 2026, one published China-to-UAE lane guide shows 40GP ocean freight to Jebel Ali/Dubai at $4,688–$6,563 per container. The model uses the $5,625 midpoint and keeps insurance, destination charges, inland delivery and unloading separate. A booked rate needs route, validity, surcharges, free time and local charges in writing.

Dubai Customs' integrated tariff lists a 5% duty for HS 6907.21 ceramic wall or paving products with water absorption not exceeding 0.5%. The model applies 5% to the combined CIF package as a simplifying early-budget assumption. A broker should classify slabs, fabricated panels, aluminum components and hardware separately, confirm origin documentation and check whether any current trade-remedy duty applies.

Installation Labour and Building Height Move Independently

Installation labour should be priced against the chosen system, panel count, lifting method, substrate tolerance, daily workface, joint treatment, inspection hold points and programme. One current Dubai contractor guide places external stone or porcelain cladding labour at AED 70–160/m². The scenario uses AED 150/m² because it assumes mechanically fixed panels and mid-rise access, not simple ground-level adhered tiles.

Access equipment is a separate programme cost. A current Dubai equipment guide lists a 26 m articulated boom at AED 18,000–25,000 per month and notes that operator, fuel and delivery may be additional. The worked model uses one month at the AED 22,500 midpoint, then adds delivery and fuel inside an $8,000 allowance.

If installation takes three months rather than one, machine rental alone increases by roughly AED 45,000, or about $12,255, before operator and fuel changes. If the building is taller than the verified equipment class, the access plan may change to mast climbers, scaffold, suspended platforms or cranes. That choice can move cost without changing one square metre of slab.

Compare Quotes With One Facade Cost Schedule

Issue the same schedule to every bidder and require a value, inclusion statement or explicit exclusion against each row. This prevents a slab supplier, system supplier and installer from appearing comparable when each has priced a different part of the building envelope.

RFQ line Required basis Buyer check before comparison
Slab / panel material Product, thickness, finish, batch, raw format, quantity and Incoterm Confirm whether price is per raw m², finished panel m² or net installed m².
Layout and yield Cutting map, purchased slabs, finished panels, offcuts and spares Reconcile the bidder's gross quantity with the issued elevation schedule.
Fabrication Cut length, shaped panels, holes, slots, grooves, edges and trial assembly Identify operations included in the m² rate and operations priced per piece or metre.
Panel backing Back-frame or backing type, alloy/material, assembly and bonding method where used Confirm whether it is supplied loose, assembled or excluded.
Fixing and subframe Clips, rails, brackets, anchors, fasteners, finish/coating and quantities Check substrate, cavity depth, corrosion class and who owns final calculation.
Engineering Calculations, shop drawings, coordination cycles, submissions and engineer's stamp Separate supplier review from engineer-of-record responsibility and authority approval.
Samples and mock-ups Sample size, visual/connection mock-up, performance testing, witnessing and re-tests State who pays when a test or approval must be repeated.
QC and traceability Inspection plan, tolerances, reports, panel IDs, hardware matching and hold points Require records that link the elevation schedule to finished and packed items.
Packing and logistics Crate/A-frame type, sequence, container count, insurance, freight and destination charges Separate FOB, CIF and delivered-to-site values; list free time and unloading scope.
Duty and tax HS classifications, customs value, base duty, trade remedies and VAT treatment Use broker-confirmed rates and separate recoverable tax from net project cost.
Installation and access Crew, programme, lifting/access equipment, operators, fuel, permits and weather allowance Check building height, work hours, substrate preparation and interface exclusions.
Commercial allowances Overhead, profit, escalation, contingency, bonds, warranty and retention Remove double-counting and compare the same risk allocation.

Turn the Cost Model Into a Project Quote

The worked result points to a practical conclusion: early savings are most likely to come from panelization, component count, scope coordination and installation planning—not from negotiating the slab rate in isolation. In this scenario, changing the feasible module could save about $11,828, while a two-month access delay could add about $12,255 in machine rental before labour effects.

For a project-specific quotation, start with the Funtek sintered stone facade panel and project-supply scope. Send the project location, building height, net facade area, elevations, target panel module, preferred surface, fixing direction, required backing/components and delivery date. The first commercial response should identify which lines can be quoted now and which require engineering or drawing release.
